- 01 Wicker Park 60622 Greystones and worker cottages with gut-rehabbed kitchens behind the original façades. Columns get built into joinery that was measured to the millimetre, which is fine until a door seal goes slack and nothing has room to be adjusted.
- 02 Logan Square 60647 Boulevard two-flats and large single-family rehabs, most with the refrigeration set against an interior wall. Condensers here load up with lint and plaster dust from the rehab itself and then run hot for years before anyone notices.
- 03 West Loop 60607 Loft conversions and newer towers where the wine cabinet is built into the island and the refrigeration sits in a galley with no service clearance. Freight-lift bookings and dock hours decide when a column can actually come out.
- 04 River West 60642 Converted warehouse floors and townhouse rows, a lot of them with an undercounter ice maker on the entertaining level. Long, exposed water runs to those machines are the first thing worth checking when the ice stops.

Measure it, do not take the panel’s word for it
A probe on the shelf, gauges on the sealed system, the meter on the defrost circuit, airflow read at the evaporator and current draw at the compressor. A control that has lost a sensor will keep displaying a perfectly plausible number all afternoon.

How quickly can somebody get to the near northwest side?
Wicker Park, Logan Square and River West sit on one loop, so a call placed in the morning is usually seen the same afternoon. The West Loop depends on the building: where a freight lift has to be booked, the appointment is set around the dock hours rather than around us. We would rather give you a first slot the next morning than a window we cannot keep.
The fridge side is warm and the freezer is fine. Is the compressor finished?
Almost never. These built-ins run two separate cooling circuits, so a warm fresh-food column next to a healthy freezer points squarely at that one circuit — evaporator fan, defrost heater, a thermistor lying to the board, or an airflow blockage. It is a repair rather than a replacement, and it is one of the quicker diagnoses.
Does a Chicago winter actually cause any of this?
Not directly, but it exposes what was already marginal. Kitchens run dry and warm on forced air from November, so gaskets that have gone stiff stop sealing and condensers that are already half-blocked start running hot in a cold room. In August the same unit gets the humidity instead. Most failures that arrive suddenly had been building for a season.
Is a twenty-year-old built-in worth repairing?
Usually yes. These cabinets were designed to be serviced, parts for the widespread model families are still available, and a sealed-system or control repair costs a fraction of replacing the unit — before you count the joinery work a new one drags behind it. When a cabinet has genuinely stopped being worth it, we say so instead of quoting.
Can you get a column out of a gut-rehab kitchen without wrecking the joinery?
Yes, and it is most of the skill on this side of town. Integrated columns, panel-ready undercounter cabinets and wine storage come out of tight surrounds and go back without marks. Where a cabinet cannot be rolled straight out — a narrow galley, a tiled step, a landing — the lifting hardware comes with us rather than being improvised on the day.
What does the visit cost, and does it come off the repair?
The service call is $89 flat. It covers the visit and the full diagnosis, and it comes off the repair in full once you approve the work. You get one firm figure before anything is opened further, ordered or replaced.
When do you work, and when is the phone answered?
On site 8:00 am to 8:00 pm, seven days. Dispatch is a separate line answered around the clock, so a failure at two in the morning gets logged with the fault and the model and slotted into the next working window instead of sitting in a voicemail box until nine.
What rides on the van, and what has to be ordered in?
The common failure items travel with us — evaporator fan motors, defrost heaters, thermistors, door gaskets, water inlet valves and control boards for the widespread families. Sealed-system components are ordered against your specific serial number, because guessing at a part on a sealed system is how one visit turns into two.
